Most family’s greatest investment is their home. Turtle Road Estates was established to provide four (4) lots, where the lot owner takes great pride in their property to the extent of knowing what their neighbors will be like. 

The mission is to reduce the risk of lot owner building their dream home and have a questionable structure or activity adjacent to your lot, reducing the appearance and value of lots. An example of this goal is to develop properties similar to the first three (3) homes on the south side of turtle road; from FM 563 as they appear (2022). It is not the mission to continuedly “Bird Dog” or harass the lot owners, as long as the restrictions are followed.

Each of the four (4) lots has been sectioned into a minimum of three (3) acres. This was intentional, as the current Chambers County guidelines for AG exemption maybe granted as improved pasture. Improved pasture, according to the current Chambers Co. Guidelines, a minimum of three (3) acres fenced and mowed two (2) times a year is required.

The AG exemption savings on property taxes per year are substantial, where as AG value taxes are less then few hundred dollars, supposed to non-AG exemption taxes of thousands per year. The property prior to turtle road estates minor plat, has been AG exempt under improved pasture for cattle. No period approximately 15 years, timber exemption prior to that.

The 3.9 Ac tract, north boundary of Lot 4, was titled to new owner and cattle exception transferred in 2020. Seller does not guarantee transfer of any lot AG. Exemption, and each potential lot buyer should consult with the Chamber’s County authority prior to such conclusion.

            Seller has owned property for more than 20 years and to his knowledge, no history surface contaminates. Seller is building his home on Lot 1.

An Architect committee is not established as the concept of “Asking permission” as to your home, style or size is not desirable to any lot owner.

It is the function of covenants and restrictions, to define materials and set back, activities, etc. as to produce similar properties
